The undersigned hereby agrees to the following terms and conditions ..

1) You shall have the right to cancel the order before Friendship Properties submits the property to Multiple Listing Service, whereupon Friendship Properties shall refund the amount paid by the undersigned for the order less a $50 administrative fee, which shall be retained by Friendship Properties.

2) After Friendship Properties submits the property to Multiple Listing Services, or any comparable multiple real estate listing service, the order shall be deemed earned by Friendship Properties, shall be non refundable, and shall not receive a refund of any funds paid for the order.

3) You hereby agree and acknowledge that Friendship Properties does not represent you (the seller) and has merely been retained by the undersigned to serve as a transaction broker and perform ‘ministeral acts’, as such term is defined in O.C.G.A. 43-40-1.  Friendship Properties is not service as a listing or selling broker.
